manufactured home deal…good or not so good….?
1998 Fleetwood 28×70, in really good condition, 3 bedroom, 3 bath, master bedroom is one whole end of the house with a bath on each side and a huge walkin closet in between, whirlpool garden tub, fireplace insert, central heat/air (unit included — replaced 2 years ago), large living room and dining room. Applicances included — washer/dryer, refrigerator, dishwasher, stove. asking price is ,000. is that a good price for a manufactured home that old? they are asking that price since it is the pay off, but im not sure if they have borrowed against the home or if that is the actual payoff. i live in north mississippi if that helps.
it must be moved but it wont have to be moved more than a mile….to land that is owned by family so no rent will have to be paid for land.

Fleetwood will happily tell you what the price of a new, similar home is.
your bank will happily tell you how much they would finance on such a home.

the other issue with manu homes is where you put it. not sure what you options in north miss. are — and you have to have a legal place to put it and that probably means you pay rent for the space. there is no guarantee, unless you ask for one and get it, that the location where it currently is will rent to you, and if they will, the price at which they’ll do so may not be what the prior owners were paying.
[it is very common in the industry for the seller of the a new manu home to control the entire development in which it rests. while they may have made a deal on the lot rent to the original owner, that deal may NOT be transferable or extend to you.]

and you need the usual inspection/guarantee service on the quality of the unit. That the original a/c only lasted 8 years seems "fishy" to me.

If it comes with land that you own, then yes.
If it’s just for the trailer, forget it.
That’s insane…you can buy a new one for that.

I think you would do better to contact your local Fleetwood dealer (or another Mfg home builder) and price out new models before buying that one. Move and set up of the old home on a new property could cost you $15K – $20K, even for a short distance. You should inquire about that, too. Also, you should check your local building codes to see if you can even relocate a home that old.
